Preparation comes first
Moisture conditions, subfloor flatness and product instructions guide the work. The details beneath the boards deserve as much attention as the finish above.

The beauty is in the wood. A lasting result starts with the details around it.

Explore how wood tones and natural grain can shape a kitchen, hallway or living space.

Light and airy. Warm and classic. Rich with character. Start with the look you love, then choose the product and finish that suit your room.

A lighter wood tone can create an open, understated feel. Compare a physical sample with your paint, cabinetry and lighting.

Warm wood tones bring depth to both traditional and contemporary rooms. Natural grain variation gives each board its own character.

Deeper tones and pronounced grain create a more textured, character-rich look. Review a wider selection of boards to understand the variation.

A new floor, a fresh finish or a carefully planned repair. Find the right place to start.
Oak and maple offer different grain and stain behavior from walnut, cherry and imported woods. We compare the wood species, solid or engineered construction and intended use before selecting a floor. Board direction, transitions and preparation are included in the planning conversation.
Explore the serviceEngineered flooring combines a real wood surface with a supporting core. Standard and premium collections can differ in wear-layer thickness, finish and future sanding options. We review the actual product and slab conditions instead of assuming every engineered floor can be refinished.
Explore the serviceChoose oak for visible grain and flexible stain options, hard maple for a finer, lighter appearance, or walnut and cherry for warmer natural character. Solid construction offers repeated renewal when sufficient sound wood remains. Finish selection and daily care matter alongside the species.
Explore the serviceFull sanding can address exposed wood, deeper scratches and a desired stain change on a suitable floor. A 3/4-inch solid floor may support several lifetime refinishes, while thin engineered veneers may support none. We assess remaining wood and floor condition before choosing sanding or a lighter recoat.
Explore refinishingA damaged area does not always require replacing the whole floor. Individual boards, transitions and localized wear may have targeted repair options. Assess the cause and matching materials first, with realistic expectations for blending new work into an existing floor.
Explore repairsA maintenance recoat renews a compatible finish with light wear without sanding the floor down to bare wood. It cannot remove deep dents or change the stain underneath. Previous polish, wax and coating history determine the preparation and whether adhesion testing supports a recoat.
Explore the serviceOffices, boutiques and customer-facing spaces need flooring chosen for their actual traffic. Plan the material and supporting assembly alongside access, transitions and other trades. Phasing can be discussed around operating hours and building rules.
Explore the serviceRestoring an existing wood floor may offer an alternative to replacement. A condition assessment determines whether recoating, sanding or repairs make sense. Access and finish requirements should be discussed early so the reopening plan reflects the actual work.
Explore refinishingDamaged boards and awkward transitions can interrupt how a space works. Assess the area, supporting surface and available materials before outlining the repair. Access and finish blending should be coordinated with the authorized property contact.

Get a Flooring QuoteA maintenance recoat renews the finish. A full sand-and-refinish removes wood. That difference determines what your floor can safely handle.
Full-thickness solid floors often have the greatest renewal potential. A broad planning reference is around 4-7 full sandings over the life of a suitable 3/4-inch floor, with remaining wood above the tongue, past sanding and damage deciding the actual limit.
A real wood top layer can be thin and non-sandable or thick enough for several refinishes. Product examples range from zero to four; assess the actual wear layer and manufacturer guidance before promising even one sanding.
Bamboo renewal depends on construction. Modern cork often has a thin decorative veneer that should not be sanded like hardwood. Laminate and LVP are not solid wood and cannot receive a traditional hardwood sand-and-refinish.
Well-maintained solid hardwood can reach 75-100+ years; engineered products often have a 25-50-year planning range. These are broad construction-based examples, not promises for a species, home or finish. Water damage and neglected care can shorten either.
Start with the cause of the problem before deciding on a surface treatment.
Light finish wear may suit a recoat; deep damage can need sanding or board repairs. The existing coating and remaining wood guide the choice.
Understand your optionsMoisture, indoor conditions and installation details can all play a role. Investigate the cause before sanding or filling the visible symptom.

A typical 3/4-inch solid floor may allow roughly 4-7 full sandings over its lifetime, subject to remaining wood, earlier sanding and condition. Engineered products vary from zero to several. Inspect the actual floor before assuming a sanding allowance.
Start with construction, remaining wear layer and condition. A suitable floor can often be renewed; extensive damage or insufficient material for sanding may favor replacement. A recoat may suit light finish wear.
It can be, with an appropriate product, moisture assessment and indoor conditions. Follow the flooring and installation-system requirements. Engineered construction does not make wood immune to moisture or flooding.
Size, removal, substrate preparation, acclimation and the selected adhesive or finish affect timing. Discuss the complete sequence, including when furniture and rugs may return, before agreeing on dates.
For a suitable site-finished floor, discuss stain samples and sheen before work begins. Prefinished products have manufacturer-selected finishes. Wood species and lighting affect the result.
Follow product-specific instructions, use furniture pads and entry mats, and clean spills promptly. Avoid excessive water or steam cleaning unless the flooring manufacturer explicitly permits it.
Share the property location, approximate area, existing floor, service needed and timing or access constraints. Photos, spare boards and product information can help define the next step.
Laminate and LVP cannot be sanded like hardwood. Bamboo depends on construction and manufacturer approval. Many modern cork floors have a thin veneer that should not be sanded; an approved maintenance coating may be an option instead.
